Our Roof Coating Systems
A roof coating system is the full set of products applied to a roof: a primer or sealer, then flexible top coats. On Hobart homes, we use the Dulux Acratex Roof Membrane system, a 100% acrylic coating made for tile and metal roofs and backed by a Dulux system warranty. The system matters as much as the colour, because each layer does a different
job.

The Comparisons
Roof Paint vs Roof Membrane Coatings
- Standard roof paint is a water-based acrylic designed for roofs. It’s flexible and UVresistant, and suits most tile and metal roofs in good condition.
- Membrane coatings are thicker and more elastic. They form a continuous film that can bridge fine hairline cracks and move with the roof as it heats and cools. Dulux describes Acratex Roof Membrane as a high-build, water-based, 100% acrylic protective coating for weathered concrete tiles and metal roofs.
We use Dulux Acratex Roof Membrane Next Generation as the top coat on every job, with the primer matched to the roof surface.
What Each Layer Does
We’ll tell you honestly if paint isn’t worth it. Replacement is usually better when:
Primer / Sealer
Seals and consolidates the surface so the membrane bonds

Tile Roofs
Acratex Roof Sealer WB, Roof Primer Surfacer, Roof Sealer SB, Terracotta Roof Primer

Metal Roofs
Acratex Roof Primer MX Plus (aged Colorbond, Zincalume, galvanised)
First Top Coat
Builds colour and film thickness

Metal Roofs

Second Top Coat
Completes coverage and the specified film thickness

Why Two Top Coats Matter

More Even Colour
Two coats give a consistent finish and better colour coverage.

Fewer Thin Spots
Helps achieve the required film thickness for long-lasting protection.

Protection to the Specified Film Thickness
Meets Dulux Acratex requirements for durability and weather resistance.
Coverage and Application
We apply each product at the manufacturer’s recommended spread rate, for example at least 10 m² per litre forAcratex Roof Sealer WB and 4 m² per litre forAcratex Roof Primer Surfacer. We use [airless spray / roller / both], and we don’t apply coatings in rain, heavy dew or temperatures below the product’s minimum.
Coastal and Exposed Homes
Dulux notes that when the air is around 10°C, a concrete roof surface can be as cold as 5°C, so we check the roof surface, not just the forecast. Recoat times are about 2 hours for Roof Sealer WB and 4 hours for
Roof Primer Surfacer and Roof Sealer SB.
Frequently Asked Questions
Roof coating FAQs
Is roof paint the same as house paint?
No. Roof paint is formulated for heat, UV and water exposure, and to stay flexible as the roof moves.
Do roof coatings stop leaks?
Coatings protect the roof surface but aren’t a leak repair. Cracked tiles, failed pointing or rusted sheets must be fixed first.
Are your coatings safe for rainwater tanks?
Dulux formulated Acratex Roof Primer Surfacer to be suitable for collecting drinking water.
